Who’s Behind Qbox
Built on Experience. Driven by a Different Perspective.
Qbox was developed by 3rd DIMENSION Architects, led by M&M Chebaro – bringing over three decades of hands-on experience across architecture, construction, and project delivery in the Middle East and GCC area.
Over the years, working closely with clients, real projects and real constraints, a clear pattern emerged.
Homes were consistently designed as fixed, final objects completed in one moment, with little room to evolve.
Yet the people living in them were anything but static.
Needs changed. Budgets shifted. Families grew.
But the architecture remained rigid.
After years of navigating this disconnect across design, construction, and execution, the question became inevitable:
Why isn’t housing designed to adapt?
Qbox is the answer to that question.
Not as a theoretical concept, but as a system shaped by experience, by understanding what works in practice, what fails over time, and what homeowners truly need.
It introduces a different approach:
a home that can begin simply, and expand with clarity, control, and continuity.
Every decision behind Qbox reflects this thinking, balancing design quality, construction efficiency, and long-term flexibility.
This is not architecture created in isolation.
It is architecture informed by decades of building, and designed to evolve with life.

What Most Clients Ask Before Starting
Is Qbox a real, buildable system?
Yes. Qbox is based on proven construction methods and real-world building experience. All designs are developed to be practical, permit-ready, and fully buildable.
Does Qbox house fit on my site
Your Complete house fits on your site inside a rectangle. Width=17.7m | Depth=13.65m
Can I build only Phase 1 and stop?
Yes. Each phase is fully functional and designed to operate independently.
The phased system is designed for flexibility. You can pause after any phase and resume when financially ready.
What if I want to expand later?
You can expand at any time – without disrupting your living conditions.
If you purchased the Design Package, you already have the drawings to expand with your Contractor.
If you chose Turnkey, we can handle the expansion when you’re ready.
How much will the total project cost?
The total cost depends on location, contractor rates, and chosen materials.
However, the phased approach allows you to spread investment over time, making the project financially manageable.
Are there any additional or hidden costs?
The design package price is fixed. Construction costs may vary depending on site conditions, finishes, and local requirements such as permits and connections.
How accurate are the construction cost estimates?
The estimates are based on typical construction conditions and current local market rates. Final costs may vary depending on location, contractor pricing, and selected materials.
Will the municipality accept the drawings?
Yes. The package is permit-ready and follows standard architectural formats. Your appointed architect will use the drawings to prepare and submit the full permit file.
Who is responsible for permits and approvals?
Permit submission is handled by your local architect or engineer, as required by regulations. We provide all necessary documentation.
If you select the Turnkey option, our Architects will handle everything.
Can Qbox be built outside Lebanon?
Yes. The system is adaptable to different countries. Local regulations and construction practices will be coordinated through a local architect or partner.
What is LGS?
LGS (Light Gauge Steel) is a construction system using cold-formed steel for structural framing.
Key benefits:
- Faster construction through prefabrication
- High durability (resistant to fire, moisture, and pests)
- Dimensional stability (no warping or cracking)
- Reduced waste and fully recyclable material
Is LGS suitable for my region?
Yes. LGS is suitable for a wide range of climates and regions.
Is LGS safe and durable long-term?
Yes. It is engineered to meet structural standards and widely used globally.
Can I build with concrete instead of LGS?
Yes. The design can be adapted to concrete if required. However, LGS is more efficient for phased expansion due to its speed and minimal disruption during construction.
Can I customize the design?
Minor adjustments are possible. For major modifications, a custom design proposal can be provided.
What if my land is sloped or irregular?
The design can be adapted to suit your site conditions as an additional service.
Will the final house look exactly like the visuals?
The design intent remains consistent, but final appearance depends on materials, finishes, and execution by your contractor.
Who is responsible for construction quality?
Construction quality depends on the contractor executing the project. In the turnkey option, we manage and oversee the process. In independent builds, quality is ensured through proper contractor selection and supervision.
Can I use my own contractor?
Yes. You are free to work with your preferred contractor. We can coordinate or advise if needed.
Do you assist in selecting a contractor?
Yes. This is included in the turnkey option and can also be provided as a separate advisory service.
Do you provide site supervision?
Site supervision is included in turnkey delivery. For design-only packages, it can be added as a service.
What if something goes wrong during construction?
For turnkey projects, we manage execution and coordination.
For design-only packages, your contractor is responsible for construction, but we can provide advisory support if needed.
How long does construction take?
Approximately 5–6 months after permit approval and site readiness.
What factors can affect the timeline?
Permit approvals, site conditions, contractor availability, and external factors may impact the timeline.
What guarantees do I have on the design?
The design is developed using proven architectural and engineering standards. Execution quality depends on the contractor and construction method chosen.
Additionally, the Design and the related Drawings has been fully implemented using BIM (Autodesk REVIT) which ensures 100% accuracy and coordination.
Why choose Qbox instead of a fully custom project?
This approach combines speed, cost efficiency, and flexibility, while still allowing customization where it matters. It reduces design time and uncertainty while keeping future expansion open.
